Ordering PLANS
The minimum requirement
for all kit orders is that they be preceded by at least a set of structural drawings which have been engineered,
drawn and approved by Performance Building Systems, Inc.'s thin-shell structural specialists.
A registered engineer draws all of our plans.
Our plans, instructions and helpful advice are based on 26 years experience and our thorough knowledge of structural
engineering. We will help with your custom floor plan or design through our professional engineering and drafting
services.
Custom Plan Sets And Services
Custom plans may be purchased at three levels:
1. Floor Plans
These are 1/4 scale floor plans based on customer sketches that result from using the Home Owners Planning Guide.
These drawings take into account any adjustments needed to be compatible with the shell's structural systems or
the Uniform Building Code. Any adjustments required are discussed with the customer prior to completion to incorporate
the customer's preferences. We will call with estimates of design time if required for your structure.
2. Structural Only
These plans are drawn from approved floor plans, cover only the Performance Building Systems, Inc. structural system
and are typically used by experienced architects and contractors who design and handle all the finish work on their
own. Reference Notes 1-5. Garages which require no inside design will be billed at structural only prices, even
if full construction drawings are ordered for the residence. Cost - by Quote.
3. Construction Drawings
These sets include floor plans, front elevations, foundation plans, upper level framing plans when required, stair
details when required, sections through the structure, steel framing plans, roof framing when required, and structural
details. These drawings cover everything except the interior finish and detailing, plumbing schematics, electrical
schematics, and mechanical schematics.Due to individual preferences and local product availability, plans do not
include cabinet detailing, room finish schedules, or detailed material schedules. These later items have not been
required for construction drawing approval, but are needed for formal costing and appraisal. Cost - by Quote.
Notes
1. All required design time will be billed at $35.00 per hour.
2. Structural Only and Full Construction drawing require certification by Performance Building Systems, Inc.'s
registered professional engineer. If additional fees are required, Performance Building Systems, Inc. will notify
the customer before development is begun on the structural drawings.
3. Some states require a LOCAL engineer's certification and review in addition to that of Performance Building
Systems, Inc.'s registered engineer. If required locally, please specify the state in which the added certification
is needed so we can provide a price quote.
4. One-half of the total cost of any custom set of plans and engineering is due with the plan order. The balance
is due upon completion of the plans before they are shipped. All custom plans include four complete sets of plans.
5. Wood framed or earth sheltered entry options are available. Performance Building Systems, Inc. recommends the
use of earth sheltered options to improve performance and simplify construction. Let us know your preference. Performance
Building Systems, Inc. will assist with your design and recommend style and size of entries, atriums and tunnels
for your project.
All plans are based on square
footages on the kit price list.
All plan sets are reviewed and certified by a professional engineer.
